How Preez IQ Home is built as a property-intelligence and opportunity-identification platform: what data we use, how AI is governed, how information is protected, and how to raise a privacy request. Privacy & data protection

  • Preez IQ Home primarily analyses publicly available property and geographic information to produce property-level intelligence. The product is designed to operate at property level and does not require the identification of a homeowner to generate an opportunity.
  • We minimise the processing of information relating to identifiable individuals. A residential address can constitute personal data where it can be linked to an identifiable person, so we apply appropriate UK GDPR safeguards wherever information may be personal data.
  • We do not state that "because the data is public, data-protection law does not apply". Where personal data is processed, we rely on a documented lawful basis (see our internal Legitimate Interests Assessment), apply data minimisation, and respect your right to object.
  • Account data you give us (name, email, business profile) is processed as the platform operator; your saved prospect records are isolated to you by row-level security. You are a separate controller for any identifiable personal data you choose to record about a real householder (names, callbacks, notes).

Data sources & methodology

  • Property & energy: EPC register (gov.uk, via API) — property type, age band, floor area, heating fuel, current/potential rating. Relates to the property. Used to assess suitability for energy, heating, insulation and renewables services.
  • Ownership & sales: HM Land Registry Price Paid — last sale price/date and tenure where available. Property-level; used to infer recency of ownership. Reuse is permitted for analysis (Crown copyright acknowledged).
  • Connectivity & environment: Ofcom fixed-broadband coverage (FTTP availability) and Open Charge Map public EV-charge-point locations. Postcode-level; used to assess broadband and EV-charging opportunity.
  • Geography & demographics: Ordnance Survey postcode/place open data and ONS Census / Index of Multiple Deprivation (area-level only). Used for area context, never to profile an individual household's circumstances.
  • Planning & company data: local-authority planning applications (address proximity), and Companies House for limited-company landlords where a property is let by a registered company. Planning is property-level; company data may name a corporate landlord — processed only where genuinely relevant and minimised.
  • Modelled residential indicators derived from the above (not separately purchased personal data). We do not buy personal data lists of unknown provenance and we do not scrape private individual records.

AI transparency

  • Preez IQ Home uses artificial intelligence to analyse available property and market information and generate property-level opportunity assessments. AI outputs may be inaccurate; information may be incomplete or out of date; scores are indicative rather than guarantees.
  • A "Property Opportunity Score" is an AI-generated property opportunity assessment based on available property and market signals. It is not a prediction of any individual's behaviour, intentions, purchasing decisions or financial circumstances.
  • AI is used to draft outreach in your own tone and to summarise property signals. Drafts are for your review; nothing is sent on your behalf. The AI is instructed not to invent personal details about any individual and not to infer sensitive characteristics.
  • AI should support professional judgement, not replace it. Confirm property-level facts at the door before quoting, and always treat modelled estimates as estimates.

Data minimisation

  • Preez is designed around property intelligence rather than homeowner profiles. We do not require or knowingly collect homeowner names, age, gender, ethnicity, religion, health, political views, sexual orientation, family circumstances, children, financial difficulties, social-media profiles, personal phone numbers or personal emails in order to generate a property opportunity.
  • Door-captured energy details store only supplier, tariff, meter type and the first two digits of an MPAN (used to derive the network operator); a full MPAN is never stored.
  • Free text you type about a householder (notes) is scanned before it reaches an AI service: special-category information triggers a warning, and obvious identifiers (National Insurance, card numbers) are redacted automatically.
  • Where a feature could be met with property information alone, we do not additionally collect personal identity information.

Security

  • Every record you save is gated by row-level security at the database layer. Only you (the record owner) and, where strictly needed for support, a platform administrator can read it; another user's account cannot see your data.
  • Secrets and API keys are held server-side and never exposed to the app front end. External data calls are made from backend functions, not the browser.
  • Account access is protected by the platform's authentication (email/password, optional OTP and single sign-on). Administrative access to personal data is restricted to admins and logged.
  • If you believe data has been seen by the wrong account or anything looks off, contact us straight away so it can be investigated under UK GDPR breach-notification duties.

Data retention

  • Account and billing records are retained while your account is active and for as long as needed to meet legal, tax and accounting obligations after closure.
  • Saved prospects, searches and outreach logs are retained until you delete them or your account is closed. You can export or delete your saved prospects at any time.
  • Door-captured energy details are retained with the prospect they belong to and deleted when that prospect is deleted.
  • Address suppressions ("visited, not interested") are retained for up to one year then expire, so a property is not re-flagged unnecessarily.
  • "Do-not-contact" choices you record are kept for as long as needed to honour the opt-out.
  • Usage analytics are retained in aggregated, de-identified form.

Data subject rights & right to object

  • If you believe Preez IQ Home is processing information relating to you, you can raise a request. Depending on the nature and lawful basis of the processing, rights may include: to be informed, of access, to rectification, to erasure (where applicable), to restrict processing, to object, and rights relating to automated decision-making/profiling.
  • We do not promise that every right applies in every circumstance — rights depend on the nature and legal basis of the processing. We will respond in line with UK GDPR timelines.
  • Preez's core output is property opportunity intelligence, not automated decisions about individuals. No AI score is presented as an authoritative determination about a person.
  • To exercise any right, use the contact form at the bottom of this page quoting "data protection request".
  • You also have the right to lodge a complaint with the Information Commissioner's Office (ICO) if you are not satisfied with our response.

Responsible AI

  • Preez generates property-level intelligence, not personal profiles. The platform is designed so that identifying a homeowner is not necessary to produce a property opportunity.
  • AI must not infer sensitive characteristics (health, ethnicity, religion, political views, sexual orientation, financial hardship, family circumstances) about an identifiable individual.
  • Scores are presented as indicative property opportunity assessments with their contributing property-level factors, never as facts or predictions of a person's behaviour.
  • No decision with a legal or similarly significant effect on an individual is made solely by automated means. A human reviews and edits every outreach draft before it is sent.
  • We keep an internal Data Protection Impact Assessment and Legitimate Interests Assessment; these documents are reviewed and updated as the product evolves.

Responsible outreach & direct marketing (PECR)

  • The Privacy and Electronic Communications Regulations 2003 (PECR) sit on top of UK GDPR. Because an address is publicly available does not mean its occupant can be marketed to without further checks.
  • Telephone: screen every number against the Telephone Preference Service (TPS) before calling; do not live-call a TPS-registered number without specific consent.
  • Email/SMS: you generally need prior consent or an existing customer relationship (soft opt-in). Always identify yourself and include a working opt-out.
  • Post: respect the Mailing Preference Service (MPS). Keep a simple record of who you screened, when, and the result.
  • Never imply a problem exists that your own assessment hasn't confirmed; avoid false urgency. This is information to help you stay inside UK consumer-protection law (CPRs 2008), not legal advice.

About our insights & limitations

  • Preez IQ Home provides AI-generated property intelligence based on public information, third-party datasets and predictive modelling. Some insights are estimated or inferred and may be incomplete or out of date.
  • Opportunity scores are indicative, not guarantees, and must be independently verified before any financial, legal, property or purchasing decision. Preez does not claim its outputs represent the intentions or behaviour of any homeowner.
  • Users remain responsible for using the platform in line with UK data-protection, marketing and consumer-protection law. Preez does not provide legal advice.
